Every modular building project that is installed requires a foundation system to support the building and its’ components. The type of foundation selected for your new modular building depends on many factors.
- Temporary Foundations: This type of foundation typically consists of a steel pier and some type of treated wood, concrete precast or CMU pad. The temporary foundation system is often utilized by the client that will be relocating the modular building or that is leasing the modular building for a short term. Portable foundation systems are engineered for any type of soil condition and are made to be re-leveled if site conditions change or shift in the future.
- Stemwall Foundations: Stemwall foundations are made for the modular building that is placed on a location semi-permanently. Soils testing is performed for compaction. The foundation for the modular building will be made of either concrete or reinforced block. This type of foundation is utilized when the modular building will be on site for an extended or permanent period of time. The floor and soil considerations need to be durable. This type of foundation requires engineering from a structural engineer to ensure precise calculations which should be approved by the local jurisdiction for permits and planning approvals.
- Concrete Slab Foundations: Many clients want the expediency of modular construction, but want the durability of traditional site construction. The concrete slab modular is the perfect solution. The modular sections are constructed in the plant without a floor, and then transported to site and placed on a 4” or 6” concrete slab. The modular sections are welded into place and will meet or exceed all local and state building codes for permanent construction.
