Today the modular building industry is trying to teach clients that modular building fabrication has many advantages to offer toward LEED (Leadership in Energy and Environmental Design) certification of a project.
LEED is an environmental rating system that awards points for making environmentally friendly and sustainable choices in your construction design and building placement. There are six categories that a LEED modular building project can be awarded points under. Those categories are Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality and Innovation Design. Regional Priority has also recently been incorporated into the total point calculation.
The rating system has various levels of certification that an owner of a modular building would choose to construct to. A certified modular building project will award 26 32 points. A silver certified modular building project will award 33 38 points. A gold certified modular building project will award 39 51 points. A platinum certified modular building project will award 52 points or higher.
Many modular building clients will choose to construct their new prefabricated building to meet the LEED criteria, and track the points, but not actually register the project. There are several prerequisite requirements set forth by the USGBC (United States Green Building Council) that have to be included in the process. Many modular building clients are just making a conscience choice to construct a building in the most efficient manner, within their budgets and existing site conditions.
