What is an ADU? An ADU is an accessory dwelling unit. This new law allows any population base over 75,000 to allow an accessory dwelling unit or ADU on a single family home dwelling property. Some of the key components of the new HB2720 that just became law include:
-municipalities can not ban you from advertising the new space for long term rentals. That means HELP with your monthly mortgage if you get a tenant on the property. The casita or accessory dwelling unit does not have to be occupied by a family member.
-your new ADU does not have to have a kitchen. This will save a ton of expense and maybe even help with insurance. A kitchen is nice to be included if you are using the ADU as a rental property. If you are using your new ADU as a family dwelling unit sometimes it is just nice to be able to save the money when every cent counts.
-The bill also says you do not have to add parking. This is a great cost savings and time savings when you are considering the addition of an ADU on your property. Often times a single family property was not equipped to allow for additional parking or property egress
-One key element of this new HB2720 is that the accessory dwelling unit (ADU) does not require you to match the existing home. Sometimes matching an existing home is cost prohibitive or can not be accomplished with smaller lots. This will allow you to buy a more affordable or even customized model to meet your current space planning goals and needs.
